There are currently 26 condos under contract, priced between $40,000 and $320,000. Based on the number of condos sold in April (8), it would take 11 months to sell the current inventory.
Meriden home sales settled back a little in April, losing 3 units to 29 units sold, while condo sales rose by just one unit to 8 units sold. This month’s numbers were mixed when compared to the past two years: they were 14% below April of 2012, but 16% better than April of 2011. Meanwhile, inventory also continued to show nice gains, as single family homes gained 40 units while condos gained 127, a net gain of 52 units total. Continuing the upward trend, sales prices for single family homes rose by about 10%, while condos were also up, posting a 27% gain.
The increase in inventory and lower sales numbers means Meriden stayed in a balanced market, but not quite as good as March. with just over 8 months of inventory. Interest rates for 30 year conventional loans recently dropped to 3.375% for a brief time before climbing back to the 3.625% mark where it is now, while CHFA rates (for first time home buyers) again remained unchanged at 2.75 percent.
