Here’s what’s happening in the Wallingford CT housing market as of April 30,2013:There are currently 171 single family homes for sale in Wallingford:

  • Average list price: $348,092
  • Median list price: $325,900
  • Average Days on Market: 95
  • Homes sold on average for 100.0% of list price

There are 71 homes currently under contract, priced between $95,000 and $699,000. Based on the number of homes sold in April (24), it would take approximately 7 months to sell the current inventory.

As for condominiums, there are currently 70 condos for sale:

  • Low list price: $55,000
  • High list price: $529,574
  • Average list price: $248,029
  • Median list price: $233,600
  • Average Days on Market: 70
  • Condos sold on average for 94.9% of list price

There are currently 30 condos under contract, priced between $45,000 and $368,000. Based on the number of condos sold in April (9), it would take 8 months to sell the current inventory.

Wallingford home sales rose in April to 33 units, up from 27 in March.This was a slight 3% increase over April of 2012, and an 18% increase from April of 2011. The average selling price for condos was down slightly in April, falling to just over $235,000, while the average sale price for single family homes rose slightly to just over $348,000. After a short stay at 3.375%, thirty year conventional mortgage rates rose again to 3.50%, while CHFA rates for first time home buyers remained unchanged at 2.75 percent.

Inventory levels rose another 7.0% in April which, coupled with the increased sales, were enough to keep Wallingford firmly in the balanced market it entered in January, with just a tad over 7 months of inventory now available. The real estate market is in full swing now and inventory and sales prices should continue to rise as the year progresses, but we would not be surprised if interest rates begin to inch upwards again, so buyers should continue to do their homework and be ready to act quickly if you find the right home for you, while sellers should keep their homes in tip-top showing condition and priced well to attract well-qualified buyers.
