There are currently 17 condos under contract, priced between $60,000 and $420,000. Based on the number of condos sold in January (5), it would take 12 months to sell the current inventory.
Wallingford home sales dropped slightly in January to 30 units, down from 33 in December. Sales were up 20% from January 2012, however, and up 53% from January of 2011. The average selling price for condos showed a healthy 10% gain in January, rising to just over $213,000, while the average sale price for single family homes was up by a tad over 1% to just over $356,000. Thirty year conventional mortgage rates have recently risen again and are now at 3.50%, but CHFA rates for first time home buyers remained unchanged at 2.75 percent.
Inventory levels rose 2.7% in January, an encouraging sign after several consecutive months of losses. That, coupled with the decreased sales totals, were enough to drop Wallingford into a balanced market with just over 6 months of inventory now available. We’re hoping that the increase in inventory and sales prices is the start of a good trend for 2013; buyers should continue to do their homework and be ready to act quickly if you find the right home for you, while sellers should keep their homes in tip-top showing condition and priced well to attract well-qualified buyers.
